Sealed proposals are invited and will be received by the Town of Beaufort up to 2:00 PM local time on December 11, 2024, at the office of Arendell Engineers, 1004 Arendell Street, Morehead City, NC 28557. Bids will be opened publicly in the presence of the OWNER and all interested parties.
BIDS ARE INVITED UPON: Total work described is a Lump Sum Contract in the Contract Documents that include Drawings and Specifications prepared by Arendell Engineers and described in general as follows:
•Demolition of existing interior walls, windows, and relocation of various door and frame assemblies for new office configuration.
•Demolition & replacement of existing exterior concrete slab for new office.
•Demolition of existing exterior glass partition and storefront door assembly.
•Reconfiguration of existing lighting, electrical, sprinkler, HVAC, fire alarm & smoke detection devices, and data systems to support new office.
From the date of this notice until the date of opening of the Bidding Documents, Contract Documents, including Plans and Specifications can be obtained from Arendell Engineers, 1004 Arendell Street, Morehead City, North Carolina, 28557 for PDF copies. Contact Graham Strother or John Wade at Arendell Engineers at (252) 622-4338 to obtain plans. Bidding Documents may also be examined at OWNER’s offices at: Town of Beaufort Town Hall, 701 Front Street, Beaufort, North Carolina.
With request for Bidding Documents please supply the following information: Company Name, Contact Person, Street Address, and Phone and Fax Numbers for Bidding office; North Carolina Contractor’s license with limitation and classification.
Bid Security in the amount of five (5) percent of the Bid must accompany each Bid and shall be subject to the conditions provided in the Instructions to Bidders.
Bidders are encouraged to examine the project site prior to bidding. ENGINEER will transmit to Bidding Document holders of record such Addenda and explanations as ENGINEER considers necessary in response to written questions. Oral statements may not be relied upon and will not be binding or legally effective.
Contractors shall contact the Town of Beaufort Fire Department at (252) 728-4325 to schedule a walkthrough of the facility.
Representatives of OWNER and ENGINEER will transmit to Bidding Document holders of record such Addenda as ENGINEER considers necessary in response to questions arising at the conference. Oral statements may not be relied upon and will not be binding or legally effective until provided in writing.

December 17, 2024 - Town issues Notice of Award, Contract Documents delivered to Contractor for Execution
December 18, 2024 - Contractor returns executed Contract Documents with required documents
December 19, 2024 - Town executes Contract Documents
December 20, 2024 - Town issues Notice to Proceed – Contract Time starts
January 6, 2025 - Pre-Construction Conference
March 18, 2025 - Substantial Completion
April 1, 2025 - Final Completion/Payment
*The Preliminary Project Schedule may be modified by mutual agreement of the Owner and Contractor. Contract times as specified in the Agreement shall be modified in accordance with Article 12 of the General Conditions.
Payment will be made on the basis of ninety percent (90%) of monthly estimates and final payment made upon completion and acceptance of work.
The OWNER reserves the right to reject any or all proposals and to award contract to bidder they deem to be in the best interest of the OWNER.
Bids may be held by the OWNER for a period not to exceed forty-five (45) days from the date of the bid opening.
